1. How fast can I sell my house?

4. How do you determine the price to offer on my house?
First, we start with the after-repair value (ARV) of your house. This is what we think your house could sell for if it were fully renovated.
We then subtract the repair costs. We get this by visiting your house and looking at everything to see what needs to be fixed up or replaced to match the comparable sales of renovated homes nearby. Since we have experience renovating homes, we know what things will cost us.
In addition to material and labor costs, we also have selling costs. During the renovation, insurance, taxes, utilities, and other holding costs all accrue. After the renovation, we will need to list it on the market and pay agent commissions and title fees when we sell it. These selling costs are usually around 10% of the ARV.
Finally, to reach our offer price, we take the ARV and subtract the repair costs, selling costs, and a minimum profit to get our offer price.
